Where do the owners live?
Where is the home?

Its town’s public data says when its cadastral values were last revised, and what its IBI rate is.

What do you know about the home’s value?

The “valor catastral” on the IBI receipt from the town hall, for the whole home.

Has the town revised its cadastral values since 2012?

Revised values are taxed on 1.1% of the cadastral value, the others on 2%.

Each owner files their own return, for their share.

How the simulator works it out

The rules of tax year 2025, applied to each owner’s share of the home.

Not rented out

Spain taxes a notional income: 1.1% of the cadastral value if the town’s values were revised since 2012, 2% otherwise, for the days the home wasn’t let. Each owner pays 19% on their share if they live in the EU or the EEA, 24% otherwise.

Rented out, living in the EU or the EEA

The tax is on the rent less the expenses of the rented period: community fees, IBI, insurance, repairs, interest, wear and tear. Rate: 19%.

Rented out, living elsewhere

The tax is on the gross rent, with no expenses deducted. Rate: 24%, for the United Kingdom too since Brexit.

The rules change from one tax year to the next: the simulator applies those of 2025, and we add 2026 once its rules are final.

Questions about the simulator

Your question isn’t here? Write to us.

Write to us
  • Where do I find the cadastral value?

On the IBI receipt, the property tax bill the town hall sends every year: look for “valor catastral”. It is the value of the whole home, whatever the number of owners.

  • Is this exactly what I will pay?

It is an estimate from the figures you enter. Before filing, we check the cadastral value, the rate for your town and the days rented out, and you approve every figure.

  • How do I know whether my town revised its values?

Pick the home’s town: the simulator shows the year of its last general revaluation, from the Catastro’s statistics, and preselects the answer. No data for your town, or not sure? Choose “I don’t know”: the simulator shows both rates, and we check yours.

  • I live outside the EU. Can I deduct my expenses?

Not today: Spanish law only lets residents of the EU and the EEA deduct them. The Audiencia Nacional let a resident of the United States do so in 2025, and the Tribunal Supremo is reviewing that ruling. Until it decides, the tax is on the gross rent.

  • Do you keep my figures?

No. The simulator works in your browser: your figures only reach us if you send them by e-mail with the button.
